Visited this property on 17th Jan to 20th Jan 2019 with family of 9 people. Stay was very good, property was calm and quiet with excellent service and delicious food. Rooms and washrooms were kept neat and clean. Hygiene factor was at its best in all factors. Had quality time with our family. Thanks to Mr. Stephen and his team who took care of all the above mentioned things to make our stay excellent and memorable. Will highly recommend everyone to visit this property atlest once for a memorable experience.
Nice Little property located along the river, at the end of Baga Beach.
Good location, Good overall ambiance & Most important of all, you are in extremely good care of Mr. Stephens, who overall manages the property.

First I have serious problem with each hotel in Goa full of Fake 5 star reviews, if they stop doing that, people will have more trust on them.
Stayed last week in this Hotel along with 2 of my office colleagues for a short vacation, I stayed in Single Premium Category Room and my colleagues had booked family room for 3 unfortunately one 2 could come on trip. Since this hotel gives us mixed feeling I will list it as Pros and Cons :-
1.) Locations is just one km from Main Baga Beach in front of River.
2.) Rooms had very comfortable beds, very neat and clean towels.
3.) All taps and electrical outlets worked fine.
4.) Premium room has bathtub and a open terrace ( could not use the same due to rain, also door to terrace locks you out so carry mobile)
5.) Small Pool, which was cleaned daily (although we did not use same).
6.) Helpful staff
1.) Hotel is no one road but 2nd property from front (hence does not have any front of its own to talk about).
2.) Parking - its on road in front at owners risk.
3.) Due to power cut in middle of night at 2:30am for one Hr people were trying to repair backup generator (on a 3 night trip one night sleep is lost).
4.) Breakfast - made to order 2 or 3 options, taste is good, but if you are looking for a large option not possible. Coffee sucks.
5.) No proper restaurant or working bar ( they have made it but not operational).
Now I have stayed in various hotels in Goa in my more then one dozen trips, this will definitely fit in a budget above average category, not a luxury boutique property.
I am a regular visitor of goa and i always stay at north goa. my first preference goes to 16 Degrees north, Baga. I had planned my trip at the end of June and when i booked the hotel i was shocked to see the changes what they have done to their rooms and the swimming pool area. I must say the rate at which i got the room was absolutely value for money. They have redone the rooms and it amazing the way the interiors have been done. I would recommend this hotel to all the family members and friends who will be visiting goa.
The staff of the hotel are very co-operative and look forward to visit again in season. Keep up the good work.
I initially booked their Candolim property, which was worst in terms of location and proximity to beach, we had a horrible time in locating the property with no one around to help us to reach the location, it is located in a very narrow lane, which can hardly accommodate any 4 wheeler.
The property was altogether different from the photos posted online, we had to request them to move us to their Baga property, which was little better than this one.
The baga one was little closer to the beach as compared to the previous one, but the distance was not walkable.
Pool is quite small and is not exposed to sunlight, so you might feel cold while you enjoy the pool.
Kitchen closes at 10 pm sharp, and they do not entertain any request even if you place it at 10:31 pm.
